Building land in a good location is rare – and demand is correspondingly high. This makes it all the more important for property developers to recognise the opportunities offered by such exclusive locations. After all, the apartments being created must be financially viable for a relatively large target group. The plot for the «Adara» project on Sonnbergstrasse in Oberengstringen has everything to offer: its location on a climatically favourable south-facing slope and its proximity to the village centre with its shopping facilities, as well as the nearby open meadows and forest. The nearest bus stop is in Gehdistanz, providing access to Zurich city centre within 20 minutes. Ideal for anyone who appreciates proximity to the city while still wanting to live in a peaceful, green environment. Thanks to the maximised use of the plot and the optimised layout, it was possible to offer the owner-occupied apartments at attractive prices. Another optimisation concerns the usable floor area: intelligently designed floor plans with a significantly reduced proportion of circulation areas – and therefore more usable space – ensure a higher quality of living. The calculation paid off: the planned 15 apartments were almost all sold one year before the move-in date. This is hardly surprising, as everything comes together here: location, construction quality and architecture – and, last but not least, energy efficiency. Overall, Adara is a good example of how buildings can be designed from the residents' perspective.
